Asphalt paving cost is the number one question we get from homeowners and property managers in the Charlotte metro. The honest answer depends on several factors, but this guide gives you the real ranges we see in 2026 across Fort Mill, Charlotte, Rock Hill, and the surrounding areas.
What drives asphalt paving cost
Four variables move the price more than anything else.
- Square footage. Bigger jobs get better per-square-foot pricing because setup costs spread across more area.
- Base condition. A sound existing base means overlay pricing. A failed base means removal, base rebuild, and repaving, which is roughly double.
- Asphalt thickness. Residential driveways typically go in at 2 to 3 inches compacted. Commercial and heavy-traffic lots need more, sometimes with a base course under a wearing course.
- Access. Tight sites, long haul distances from the plant, and traffic-control needs all add cost.
Typical 2026 ranges in the Charlotte metro
These are ranges, not quotes. Every project needs a walk-through and written estimate.
- Residential driveway resurface (overlay): lower end, around $4 to $7 per square foot depending on size and access.
- New residential driveway install: mid range, around $7 to $12 per square foot.
- Full-depth residential rebuild: higher, around $10 to $16 per square foot for driveways requiring base removal.
- Commercial parking lot overlay: economies of scale bring per-square-foot cost down. Larger lots get better pricing.
- Full-depth reclamation: priced per project. Often less than full remove-and-replace with comparable long-term performance.
Why cheap quotes get expensive
The lowest bid on paving almost always cuts corners on one of three things: base prep, asphalt thickness, or compaction. Every one of those choices comes back as a repair bill inside five years. A properly built driveway lasts 25+ years. A cut-corner driveway lasts 5 to 10.
What to ask any paving contractor before signing
- What thickness of asphalt will you place, compacted?
- How will you compact it, and how many roller passes?
- How will you handle drainage and grade?
- What is your warranty?
- Can you provide references from similar recent jobs?
