Commercial Parking Lot Paving

Atkins Paving builds and rehabilitates commercial parking lots throughout the Charlotte metro and the Carolinas. A parking lot is a working surface for your customers, tenants, and employees. It has to drain, hold heavy loads, and stay safe under continuous traffic.

New construction and full rebuilds

We handle greenfield parking-lot construction and full-depth reclamation for lots that have reached the end of their service life. Full-depth reclamation grinds the existing asphalt and base together into a new stabilized base, then places new asphalt on top. It is often faster and less expensive than a full remove-and-replace with comparable long-term performance.

Overlays and resurfacing

When the underlying base is still sound but the surface is oxidized, cracked, or worn, an overlay places a new asphalt layer on top of the existing pavement. This restores ride quality, appearance, and drainage without a full teardown.

The right decision (overlay vs. reclamation vs. patch and seal) depends on core samples, drainage analysis, and how you plan to use the lot. We walk the property with you before quoting so the recommendation matches your budget and use case.

Phasing and continuity of operations

Retail, medical, and multifamily lots cannot shut down for a week. We phase the work by section, mark clear detours, and schedule high-traffic areas for after hours when needed. Your tenants, patients, and customers can keep coming in while the lot is rebuilt around them.

What a commercial paving project includes

We manage the full scope so you have one accountable contractor instead of five subs to chase.

  • Site survey, drainage assessment, and core samples where needed
  • Full-depth reclamation, mill and overlay, or new install
  • Curb, ADA ramp, and drainage structure coordination
  • Traffic control and phasing plan
  • Line striping, ADA markings, and signage
  • Post-install sealcoating on a maintenance cycle

Frequently Asked Questions

How long does a commercial parking lot last?

A properly built and maintained commercial lot typically delivers 20 to 25 years of service. Lots that skip sealcoating, crack sealing, and repair usually need major intervention in half that time.

Do you provide references from similar projects?

Yes. We share references from comparable commercial jobs, plus photos from our project portfolio, on request.

Can you work after hours or on weekends?

Yes. For lots that must stay open during business hours, we scope evening and weekend work into the phasing plan.
